Private Lake Access Notice
Please note that our lakes are private and exclusively available to property owners and their guests. As part of your HOA dues, the lakes are stocked with fish annually to enhance your recreational experience. Thank you for helping us maintain the enjoyment and privacy of this community resource.
Report Unauthorized Lake Use

Lake Management Summary
Our lakes are managed by a dedicated, Board-recognized Fishing Committee made up of volunteer property owners. This committee oversees lake health, stocking schedules, and the rules that support sustainable fishing. Their work helps keep our lakes clean, well-stocked, and enjoyable for all members and their guests.
Fishing Rules and Regulations
The following fishing rules must be observed by all property owners and their guests. These guidelines are in place to preserve the quality of our lakes, ensure a positive experience for everyone, and support sustainable fish populations. Please read and familiarize yourself with these guidelines before fishing to help maintain the quality and enjoyment of our lakes for everyone.

In addition to understanding the rules, all individuals fishing our lakes are required to carry valid property owner or guest fishing passes. These measures help protect our lakes and ensure a positive experience for all members of our community.
Property owner fishing passes
Each lot is entitled to two member fishing passes, which are issued to the individuals named on the property deed filed with Larimer County. These passes are renewed annually and are valid from October 1st through September 30th of each fiscal year. Dependent children aged 18 and under will receive an Owner’s Youth Pass, allowing them to fish.
NOTE: Owner’s passes are not transferable to guests—regardless of whether the owners are actively using their pass or not. Guests are strictly prohibited from using a member badge.



Guest Fishing Pass – Honor System
Our Guest Fishing Pass system runs on trust. We don’t use gates, we count on everyone to follow the rules. If you’re hosting someone who wants to fish, they need a guest pass. It’s a simple way to help protect our lakes and keep things fair for all members.
Who Needs a Guest Pass & Pricing (2024–2025):
Guests age 16 and older: $15.00 per person, per day.
Youth guests (ages 7–15): $8.00 per person, per day.
Children age 6 and under: Fish free when accompanied by a GVM member or paying adult guest. Any fish they keep count toward the adult’s limit.
Prices are subject to change. Current rates are posted at the GVM Office.
How to Get a Guest Pass:
During office hours (Mon–Fri, 8:00 AM – 4:30 PM): Stop by the HOA office at Gate 8.
After hours: Use the fishing box by the office front door. (See picture above) Fill out a temporary guest pass and the corresponding envelope, place the money in the envelope and leave payment in the after-hours drop box.
Why It Matters:
This isn’t about red tape—it’s about respect. Unregistered guests strain the system and put our shared resources at risk. If this trust-based system is abused, stricter rules may follow. Let’s avoid that by keeping it honest and simple.



NEW: Yearly Member-Guided Guest Passes
Available for guests fishing with a GVM member or homeowner of record who holds a valid fishing pass:
Adult (16+): $120 per year
Youth (7-15): $60 per year
All prices are subject to change and will be posted at the GVM Office.
Important: These passes come with strict usage rules. Guests must be accompanied by the sponsoring member while fishing. Any violation of this rule will result in permanent revocation of the pass.
